What's included in a roof replacement?
A full replacement typically includes tear-off of existing material, deck inspection and repair, new underlayment, drip edge, flashing, roofing material, ridge cap, and cleanup. This calculator covers all of these as a combined estimate.
What's NOT included
Deck replacement, chimney flashing repair, gutters, skylight replacement, and permit fees are typically separate line items. Deck repairs can add $2–5 per sq ft if there's significant rot or damage found during tear-off.
Architectural vs. 3-tab: is it worth it?
The price difference between 3-tab and architectural shingles is often only $20–40 per square in materials. On a 25-square roof that's $500–1,000 more — for a shingle that lasts 10+ more years and looks significantly better. Most contractors recommend architectural as the minimum.
